What full-service management actually includes

Placement, lease administration, rent collection, arrears management, maintenance dispatch, inspections, compliance tracking, financial reporting, tenant communication and end-of-lease handling. Some managers unbundle these, always check what is included in the base fee.

Reporting is the difference

The single best predictor of whether owners stay with a manager for more than two years is the quality of monthly reporting. If you cannot see what happened last month at a glance, the manager is hiding something, usually inaction.

Short-stay management is a different discipline

It looks superficially similar to residential management but the operational tempo, cost structure and skill set are closer to running a small hotel. Not every residential manager should be trusted with a short-stay property.

What is the difference between residential and short-stay management?

Residential means placing a tenant on a 12-month lease and managing that relationship. Short-stay means running the property like a small hospitality business, bookings, cleaning, guest communication, dynamic pricing. Fees, workload and reporting differ.

How do you screen tenants?

Credit and affordability check, employment verification, previous landlord references, and ID verification. Every tenant is scored against a consistent framework before we recommend approval.

How is maintenance handled?

Tenants log issues via a defined channel. We triage, dispatch a vetted contractor within an agreed spend limit, and escalate anything larger with quotes before proceeding. Every invoice appears on your monthly statement.

How often are inspections done?

Move-in, quarterly (or six-monthly, depending on the mandate), and move-out. Each inspection is photographed and reported to the owner.

How do you handle compliance?

We track electrical, gas, beetle and rental-related compliance where applicable, and flag renewals before they expire. Statutory documents are held on file.

What does financial reporting look like?

Monthly statement showing income received, expenses paid, arrears status, maintenance breakdown and net paid to owner. Annual summary for tax.

How do you handle arrears?

Structured escalation from friendly reminder to formal letter of demand within defined windows. Rental protection can be added for owners who want zero exposure to tenant default.

Can I switch from my current manager?

Yes, we manage the handover, take over lease administration, and issue a fresh baseline inspection so you know exactly what you are inheriting.
